1. PROPERTY PREPARATION AND MAINTENANCE.

We strive to keep your property looking its best.  In todaý's rental market, this is essential in order to obtain quality tenants for the highest possible rent. Good property maintenance protects your investment. We do not add a "surcharge" or "handling fee" to contractor’s invoices.
        
2. MARKETING TO FIND TENANTS:

        * “For rent” sign posted within 48 hrs.
                
        * Property details sent to our existing data base.
            
        * Property immediately registered with Military Housing department giving access to all in-bound officers and enlisted men and women.
                    
        * Property to be advertised on many web sites, including: Zillow®, Trulia®, Realtor.com®, Morningstar Realty®, San Diego Union Tribune, San Diego Reader, Penny Saver, and CSUSM.
            
        * Business and after hours phone number included in all advertising with prompt attention given to prospective tenant calls.

        * Owner pays for cost of Newspaper advertising

3. TENANT SCREENING:

We have each prospective tenant complete a credit application. We order credit and criminal reports from our tenant screening bureau. If the report shows the prospective tenant meets our qualifications, then we proceed to call and verify employment as well as current and past landlords. Once an applicant has passed our screening, we give you (the lessor) all information so that you can make your final decision to accept or decline the applicant.   The cost, approximately  $50.00 is shared between the owner and the applicant ($25.00 each).
       
4. WALK THROUGH AND DOCUMENTATION:

We conduct a “walk- through” with each new tenant prior to move-in. The tenant is given a detailed form to complete and return to us within 3 days. This document along with the signed rental agreement becomes part of the permanent file for future reference.
         
5. RENT AND DEPOSIT COLLECTION:

At the time of lease signing, the security deposits required are to be paid in cash or certified funds for owner's protection. At the time of move-in the rent is also due in cash or certified funds.  All rents are due on the 1st day of the month.  There is a $100.00 credit if rent is paid by 6:00PM on the 1st.  After the 7th day the tenant will be charged a $100 late fee.  A 3 Day Notice To Quit or Pay Rent will be sent after the 15th day.
                
6. MONTHLY REPORTING:

All statements include monthly and year to date information. All funds received from the lessor or the tenant are placed in a Trust account and all disbursements are paid from that account. We can pay bills on your behalf: taxes, HOA dues, mortgage, insurance, etc. There is no extra charge for this service. You will receive a check for your rent minus whatever deductions you have on your monthly statement.
        
7. REPAIRS:

We respond to tenants’ repair needs using experienced, reasonably priced trades people. Per the management agreement we are pre authorized to make repairs up to $300. You will see work orders with your monthly statement. In an emergency, we must act quickly. If you cannot be reached, we maintain the right to take care of it immediately. A 24 hr emergency phone number is given to each tenant so that repairs and problems can be handled quickly and efficiently. (As stated in the lease, tenants are required to get renter’s insurance.)
                         
8. DELINQUENCIES:

Aggressive rent collection procedures will be used at all times. Three Day Notices To Quit or Pay Rent will be served to tenants at no charge to owner. Should an Unlawful Detainer action be required, we will act as owner’s agent in court at no additional charge. Total costs will be those billed by local legal office specializing in tenant evictions.
                 
9. LEASING AND OCCUPANCY:

Our lease document is designed to provide the most effective and comprehensive protection to the lessor as well as spell out the tenants responsibilities.
                 
10. MANAGEMENT FEE:

Our management fee for full service property management is 8% of the rent, with a minimum monthly fee of $150.00, deducted from the rent paid.
        
11. MARKET CONDITIONS:

You can call any time and get up to date market conditions on your property, including what is for sale, what is in escrow, what has recently sold, and our opinion of what you could sell it for.
